October 8, 2026
At 7 a.m. on October 12, a line is expected to form at 7600 Burnet, Suite 250. Urban Egg is holding its Austin grand opening over three days, October 12 through 14. The first 20 tables each day get free coffee for a year, and every guest can enter to win a weekly pancake flight for a year. The Austin Chamber ribbon cutting is set for 10 a.m. on October 13.
The address sits at Anderson Lane. That intersection is one of four the City of Austin named for traffic signal upgrades in the Burnet Road segment that runs from White Horse Trail to US 183. Work on that segment started in February 2026 and is scheduled to finish in July 2027. So the newest breakfast spot in North Central Austin is opening inside an active work zone, nine months before the crews are scheduled to leave.
This year Burnet Road splits into three stretches, and each one is at a different point in the same rebuild. Walking them from south to north shows where the openings are landing and why the northern blocks matter most this fall.
The southern blocks near 45th Street sit below Koenig Lane, which is the starting point for the city's mobility improvements. The 2026 activity here has mostly happened in buildings that already had a following.
La La Land Cafe opened June 14 at 4416 Burnet Road, at the corner of 45th Street. It's in the former Stinson's space, which closed in April 2025. It is the brand's second Austin location. The menu leans on drinks like the banana cloud latte and the upside down latte, plus truffle burrata toast and avocado toast.
A few blocks north, chef Gianba Vinzoni moved his flagship, Cinque Terre West, from the Los Angeles area to 4800 Burnet Road in July. Eater Austin's September 2026 heatmap lists it among the season's most notable openings. It points to the handmade pastas, the seasonal crudos and a full spritz menu for the patio.
Picnik at 4801 Burnet Road had the most unusual year on this stretch. It closed temporarily on July 27 and reopened August 24 with a new format, one farm-to-table meal per day that changes daily. Lunch and dinner run from 11 a.m. to 8 p.m. Founder Naomi Seifter started Picnik as a 150-square-foot food trailer in 2013. She brought in outside management in 2019 and returned as owner and operator on December 1. Every main plate is free of gluten, seed oils, refined sugar and peanuts.
One loss belongs on this list too. Recycled Reads, the Austin Public Library's used bookstore at 5335 Burnet Road, closed to the public on January 17, 2026. Used-material sales moved to library branches starting in February.
Just off the corridor, Tzintzuntzan opened in February at 2302 West North Loop Boulevard. It comes from the team behind Fonda San Miguel and serves breakfast and lunch, with a to-go window for coffee and pastries and a walled patio with a fountain.
North of Koenig, the blocks up to White Horse Trail went through this same work and finished in May 2023. That segment got bus stop improvements, signal upgrades, new turn lanes, shared-use paths and improved crossings.
The city's before-and-after numbers are the clearest sign of what the northern blocks are being rebuilt toward. Anna Martin, an assistant director in Austin's Transportation and Public Works department, told Community Impact that crashes on this segment dropped 42% after construction, compared with data from 2017 to 2022. Between July 2017 and June 2022, crashes there cost about $2.5 million a year on an annualized basis. From May 2023 through January 2026, the total came to $764,796. Martin called it "a good visual of maybe what we can expect for the rest of the corridor."
Brentwood Social House at 1601 West Koenig Lane sits near the south edge of this stretch. Its owner announced on May 21 that they planned to step away from the business, and said staffing, menu and hours might change. The owner's posted letter to the community says the house remains open. It lists a sale, a new concept, a sublease or a new lease as possible next steps.
The segment north of White Horse Trail is the one under construction, and it is where the newest openings are clustered. That segment, called C2 in city planning documents, has a $12 million budget, a share of a $64 million corridor program funded by the 2016 Mobility Bond. Signal upgrades are planned at White Horse Trail, Justin Lane and Pegram Avenue, Northcross Drive and St. Joseph Boulevard, and Anderson Lane. The full scope also includes 8-foot shared-use paths, accessible bus stops, landscaping, drainage improvements and driveway reconstruction.
Here is what has opened or is opening near the work zone:
| Address | Place | What happened | Construction context |
|---|---|---|---|
| 7413 Burnet Rd | Sweet Charli Girl | Gluten-free bakery and coffee shop, opened June 27 | Near the southern limit of C2 at White Horse Trail |
| 7600 Burnet Rd, Ste 250 | Urban Egg | Grand opening Oct. 12–14 | At Anderson Lane, a named C2 signal intersection |
| 8312 Burnet Rd, Ste 101 | Neon Belly Coffee & Bakery | Hosts the monthly 8312 Burnet Artisan Market, started Aug. 2 | North of Anderson Lane, inside the White Horse Trail to US 183 segment |
Sweet Charli Girl is the storefront for baker Rachel Metts, who has made custom gluten-free cakes since 2018. Eater Austin places the shop in Crestview. The whole menu is gluten-free and celiac safe, including fried, yeast-raised donuts. The coffee uses Medici Roasting beans with house-made syrups like orange creamsicle and toasted coconut. Hours are 7 a.m. to 3 p.m. Tuesday through Friday and 8 a.m. to 4 p.m. on weekends. The shop is closed Mondays.
The 8312 Burnet Artisan Market sets up in the Neon Belly parking lot on the first Sunday of each month from 10 a.m. to 2 p.m. It has local art, jewelry and small-batch food and drinks. Admission is free and dogs are welcome. The market runs through December, then returns in spring 2027. That leaves three dates this year:
The city's most recent project update, dated August 3, 2026, lists three active segments: White Horse Trail to US 183, US 183 to Bright Verde Way, and Bright Verde Way to MoPac Expressway. Crews are installing utilities, upgrading intersections and adding pedestrian and bicycle facilities. The update warns of lane shifts, temporary detours, intermittent closures and travel delays as the work picks up. It does not post daily closure locations. Before a Saturday breakfast run to Anderson Lane, check the Burnet Road corridor project page for the latest.
Martin told Community Impact that access to every business will stay open throughout construction. The city has been working with businesses affected by driveway reconstruction and the new sidewalks and bike lanes. Owners farther up the corridor support the project's goals and have asked for more proactive communication. Tom Rosen of Rosen's Bagel Co. said, "The reality right now makes it so any non-car-based transportation ... is dangerous." He added that most owners would welcome the work with better updates along the way.
The timeline beyond this neighborhood runs longer. The segment north of US 183 has a $29 million budget and is scheduled for June 2026 through December 2028. The segment covering Research Boulevard to Rutland Drive is planned for March 2026 through October 2027. For Crestview, Allandale and Brentwood, the date that matters is July 2027, when the White Horse Trail to US 183 segment is scheduled to wrap up. By then, Sweet Charli Girl, Urban Egg and Neon Belly would sit on the same kind of rebuilt street that the Koenig to White Horse Trail blocks have had since May 2023.
If you live a few blocks off Burnet and want to know how the corridor's changes affect your home's value, Justyn LeFebvre follows this stretch block by block and is glad to talk it through.
